If you do not meet the income requirements, we do require a co-signer that meets the criteria. All tenants must have a minimum of a 600 credit score, no prior evictions, and no felonies.

Yes! We are happy to assist in long distance rental searches.

Yes, everyone over the age of 18 must complete an application.

The property is for rent “as is,” meaning that the owner is happy with the way their property looks. If a tenant feels inclined to make improvements at their own expense, we can facilitate a conversation with the owner for permission.

Pets are allowed at the owner’s discretion. We have many properties that allow pets, just let the property manager know about your furry friend and we will make them a priority in your search.

  • Application: Each occupant 18 years of age and older must submit an application. A $45 nonrefundable application fee will be required with each application and can be paid online. Identification (drivers license, passport or ID) will be required for each applicant.
  • Income: Gross income must exceed 3 times the rent. Applicant will provide 3 most recent paystubs for income verification. If applicant is self-employed or retired, please provide your most recent tax return and 3 most recent bank statements.
  • Credit: A credit report will be obtained on each applicant. Unpaid collections, liens or judgements, excessive late payments, defaults, any credit accounts not current and/or unpaid rental fees will be grounds for denial.
  • Rental History: Applicants must provide 2 years of rental history or mortgage payment history. Previous property manager or landlord will be contacted to verify rent payments, damages to the property, lease violations and evictions filed.
  • Background Check: A background/criminal history check will be obtained for each applicant. Any decision regarding the rental property may be influenced by the information contained in the criminal investigation report. Property Manager and Landlord reserve the right to deny applicant based on an applicant’s criminal history.
  • Pets: All pets are subject to management and property owner approval. Restrictions and additional nonrefundable pet payments will apply. The amount of the non-refundable pet payment varies depending on the property and the number of pets. The amount required is at the discretion of the landlord. Photos of pets must be submitted to manager at time of application.
  • Security Deposit: A security deposit will be required and is typically equal to one month’s rent. A security deposit may be greater as a result of credit and/or rental history. The security deposit is due at lease signing and must be paid by money order or cashiers check and is due within 2 days of application approval.
  • Renters Insurance: You will be required to have Liability Insurance of at least $100,000 throughout the term of your lease. In addition, you are strongly encouraged to obtain personal property insurance. 

If you do not meet the selection criteria or if you provide inaccurate or incomplete information, your application may be rejected and your application fee will not be refunded.
